The property sold at a higher than expected price at auction.
Ratepayer received ~$450,000 net proceeds and moved to the beach.
Council was paid in full.
Situation
The Ratepayer suffered significant emotional trauma 10 years earlier. They abandoned the property back then, by simply packing a child in the car and driving away. The house was left fully furnished & supplied with food.  A debt recovery agency had tried to locate the Ratepayer unsuccessfully.
Resolution
We located Ratepayer living 480kms from the property.  They were initially highly distressed, we invested time sensitively building understanding & trust. We compassionately supported a delicate journey to decide to sell property but the Ratepayer advised that they couldn’t face the sale process. 
  • With consent, we obtained 3 Real Estate appraisals & a supportive local Solicitor. 
  • We drove Solicitor & Real Estate appraisals to Ratepayer at home.
  • Solicitor was engaged by the Ratepayer, helped choose a Real Estate agent and guided the process
  • Maintenance & clean-ups on the property were organised with payment at settlement.
  • We supported Real Estate Agent to manage actively obstructive neighbour before & during auction.
